    Foreclosure Rates Continue to Climb in 2009!

    January Sets New Record that Surpasses any Month in 2008

    Short Sale Listings Still on the Rise


    The Treasure Valley saw a steady increase in foreclosure starts throughout 2008 with defaults increasing almost every month throughout the year. This trend continued in January of 2009 as a new record was set with 602 foreclosure starts filed in Ada and Canyon Counties. The new record comes in part with a spike in Canyon County defaults as there were 260 foreclosure starts filed which is more than any month in history for Canyon County. Ada County had 342 homes entering into default in January which is the second highest month in history. Only October of 2008 was greater with 351 foreclosure starts filed.

    “We can expect this trend to continue throughout 2009 for a number of reasons.” Idaho Data Providers.com president Charlie Nate said. “Many factors such as tighter credit, rising unemployment, and declining property values are adding to the already thousands of loans that will reset this year, having a compounding effect on the foreclosure crisis not only nationally but also locally.” Nate Said. “Locally, because the housing inventory remains high and Short Sales/distressed property sales are increasing we still have a long way to go before we will see the market start improving.” Nate stated.

    Ada & Canyon County Notice of Default Statistics

    Ada County Showed slight increase over December but up 53% from last year

    Ada County had 342 Notices of Default filed in January, which was a small increase from the 332 Notices that were filed in December. However this is up 53% from November when 221 notices were filed and significantly up 80% from a year ago when 191 notices were filed in January of 2008

    Canyon County Defaults up 15% from December but up 100% from last year.

    Canyon County had 260 Notices of Default filed in January. This is up 15% from December when 227 Notices were filed. The 260 new foreclosures in January of 2009 for Canyon County is the highest number ever filed in one month in Canyon County. Compared to January, 2008 this is an increase of 100% when 130 notices were filed.


    Short Sale Listings Climb to a New Record in January 2009!

    The number of short sales has continued to climb locally. There were 1312 short sales listed on November 1, 2008. On December 1, 2008, this number has climbed to 1,439, and on December 31st the number of short sales listed reached 1540. This was an increase in total short sale listings of 17.3% in just the last 60 days of 2008. This trend picked up speed in January with 1761 short sale listings as of January 30. 2009. This was an increase of 14.3% in short sales on the market in just the last month.
